But going this route isn’t as simple as walking into a model home and signing on the dotted line. If you’re considering a new build, here are a few things to keep in mind:
1. Bring Your Own Agent
It might feel natural to just work with the builder’s on-site agent, but remember, they represent the builder, not you. Always keep in mind that the on-site agent looks out for the best interest of the Builder helping you navigate contracts, upgrades, timelines, and potential red flags.
2. Don’t Skip the Inspection
New doesn’t always mean perfect. Even brand-new homes can have issues. A home inspection gives you peace of mind and can catch things the builder might’ve missed. It’s a relatively small investment that can save you big headaches later.
3. Understand the Timeline
Building a home can take longer than expected due to weather, labor shortages, or supply delays. Be prepared for some flexibility, especially if you’re selling another home or renting while you wait.
4. Know What’s Standard vs. Upgrade
Model homes are beautiful and often packed with upgrades. Always ask what features are included in the base price, and which will cost extra. It’s easy to get carried away, so make sure your must-haves fit your budget.
